What is different about legal work in Suffolk County?
Suffolk has no county-wide assessor. Each of its ten towns maintains its own assessment roll and its own Board of Assessment Review, so a property tax grievance follows the town's calendar and procedure — and the filing window differs from one town to the next. That single fact catches out more Suffolk homeowners than any other.
Because assessment is a town function here, advice that applies in one Suffolk town does not reliably carry over to the next. The filing window commonly called Grievance Day is set town by town and can move year to year, which is why it has to be confirmed with the specific town assessor rather than remembered from last time.
Landlord-tenant proceedings in Suffolk are handled by Suffolk County District Court in a number of townships, and by a Town or Village Justice Court in others, depending on where the property sits.
